What Do You Need to Know Before Moving to Doylestown, PA in 2026?
By Jeff Linden | RE/MAX Services | October 2026
f you're relocating to Doylestown, plan on a median sale price around $656,000, a property tax bill in the $7,000 range, and a market where half of homes still sell over asking. That's the short version.
The longer version is what separates a smooth move from a frustrating one: how Bucks County taxes actually work, what the train really takes to Center City, and why the borough and the township are two different buying decisions. Here's what I walk every relocating buyer through before they start touring.
How much does a home in Doylestown cost right now?
The median sale price in Doylestown was $656,565 in August 2026, according to Redfin. That's down 7.5% from a year ago, but don't read that as prices falling. It reflects a different mix of homes selling: 48 closed in August, up 30% from last year.
For context, the Bucks County median sits closer to $548,000. Doylestown carries a premium over the county, and it has for years.
Metric (Doylestown, Aug 2026) Number
Median sale price $656,565
Homes sold 48
Median days on market 36
Sale-to-list ratio 101.6%
Homes sold above list 49%

What are property taxes like in Doylestown?
Expect roughly $7,300 a year on a median-priced home in Doylestown Borough or Township. Buyers relocating from New Jersey or Long Island are usually pleasantly surprised. Buyers from other states are usually confused, because Bucks County taxes don't work the way they expect.
Bucks County hasn't done a countywide reassessment since 1972. Your bill is based on an assessed value that looks tiny next to your purchase price, multiplied by the local millage rate. The formula: assessed value ÷ 1,000 × total millage.
The school district is the biggest piece. Central Bucks School District's 2026 rate is 146.55 mills, and it applies across all the municipalities below. What changes is the township or borough portion.
Municipality 2026 total millage Est. annual tax on a $656,565 home*
Warrington Township 201.99 ~$7,430
Doylestown Township 198.30 ~$7,290
Doylestown Borough 198.04 ~$7,280
Plumstead Township 194.89 ~$7,160
New Britain Township 192.20 ~$7,070
Buckingham Township 180.95 ~$6,650
*Estimate uses the 2026 Bucks County common level ratio factor of 17.86 to approximate assessed value. Your actual assessment is tied to the specific property, not the sale price, so always pull the real tax bill on any home you're considering. Millage source: Bucks County 2026 Millage Rates.
One more cost relocating buyers miss: Pennsylvania's realty transfer tax. In most of Central Bucks it totals 2% of the sale price, customarily split between buyer and seller. On a $656,000 home, your half is about $6,500 at closing.
How long is the commute from Doylestown to Philadelphia and New York?
By train, Doylestown to Center City Philadelphia takes about 70 to 90 minutes on SEPTA's Lansdale/Doylestown Line. Doylestown is the end of the line, so you'll always get a seat. There's no express service, so don't plan around a faster ride.
Trip (weekday) Typical time
SEPTA train, Doylestown to Suburban Station 72 to 88 min (SEPTA schedule)
Drive to Center City (off-peak) about 1 hour
Drive to Midtown Manhattan about 1 hr 45 min, 74 miles (Rome2Rio)
Trans-Bridge bus to NYC about 2 hr 25 min
For New York commuters, most people who make it work are hybrid. A daily NYC commute from Doylestown is a grind. Two or three days a week, driving to the Trenton or Hamilton NJ Transit stations, is a trade a lot of my relocating buyers are happy to make.
What's the difference between Doylestown Borough and Doylestown Township?
This is the question I get most from out-of-area buyers, because a "Doylestown" address can mean either one. They're separate municipalities with separate governments, and they buy very differently.
Doylestown Borough is the walkable core: State Street, Main Street, the train station, restaurants, the County Theater, and the Mercer Museum. Homes are older, lots are smaller, and inventory is tight. Expect Victorian twins, historic singles, and townhomes, often with limited or no garage parking.
Doylestown Township wraps around the borough. You'll find larger lots, 1970s through 2000s subdivisions, and more newer construction. You trade walkability for space, and you'll drive into town.
Both use the 18901 and 18902 zip codes, and so do parts of Buckingham, Plumstead, and New Britain Townships. That's why the tax table above matters. Two homes with the same "Doylestown, PA" mailing address can have different tax bills, different township rules, and different trash and sewer arrangements.
How competitive is Doylestown for buyers relocating from out of the area?
Very. Redfin rates Doylestown 83 out of 100 on its Compete Score, and 49% of homes sold above list in August 2026. Well-priced homes typically go pending in about 26 days, and the best ones go in under a week.
You're also not the only one moving in. Redfin's migration data for early 2026 shows New York as the top source of buyers searching into the area, well ahead of Washington, D.C. and Boston. Many of those buyers arrive with New York equity and New York expectations about pricing.
That's where relocating buyers get hurt. They fly in for one weekend, tour 12 homes, and try to decide everything at once. The homes worth buying are often gone before the second trip.
Here's the Lindenowledge I give every relocating client: do the decision work before you do the touring. Get fully underwritten with a local lender, pick borough or township before you arrive, and pull the tax bill and commute on every home before you see it. When the right house hits, you should be ready to write an offer the same day, from 90 miles away if needed.
